SOYLAND PROPERTY FOR SALE in MUNDARE

Received to Fred Gillis by email from Richard Soyland:

​My wife and I have decided to downsize our farming operation at Mundare, since we will not be training racehorses on our 1/2 mile racehorse farm training track. We will, however, retain a number of high potential registered broodmares. 

As a result of our subdivision at our 80 acre Mundare farm, which we will explain to you under-listed, we are considering selling privately, parcel 1 (13+ acres) or parcel 2 (66+ acres) of our 80 acre farm or even possibly the whole farm. Because of your knowledge of the standardbred community in Alberta and elsewhere, you may be aware of a horseman who would be interested in this farm, either as a 13+ acre homestead or the 66+ acre parcel which has a training track for racehorses. An interested party could contact us by phone or email. 

As written above, the largest parcel consists of 66.6 acres (27 hectares). This is an agricultural parcel in compliance with the Municipal Development Plan of the County of Lamont which states in policy 2.15 that an agricultural parcel must have a minimum size of 65 acres. Our agricultural parcel has an excellent dugout and good agricultural soil. The smaller parcel is over 13 acres (5.4 hectares) and is the original Farm Homestead, but with our recent planned subdivision, this over 13 acre parcel would now be classified as residential. A person could consider purchasing either of the parcels or perhaps even the whole 80 acres.
 
We can arrange for an interested party to enter the 80 acre farm at their convenience. The farm has an excellent location, as it is very close to the town of Mundare (only 4 miles away) and only half a mile off Highway 855. The property has a lengthy existing gravel graded driveway, and three large power poles alongside and extending beyond our driveway and spaced at lengthy distances apart. We have been paying for electrical services at our 80 acre farm for over the past 36 years. It should be noted that this quite attractive 13 acre parcel has some very unique features which may not be found anywhere in the County of Lamont or a new home building site. The length of the 13 acre parcel is 450 metres, which takes it well beyond the midpoint of our 80 acre farm. Due to the numerous mature trees and evergreens which were planted over 50 years ago, it is not possible to see our home and barn from Township Road 542. I have attached a picture of the lengthy driveway as well as a topographical survey giving you a very clear picture of the 80 acre farm.
 
For your information, we submitted an Application for Subdivision to the County of Lamont on October 1, 2020, which they approved without any changes on November 5, 2020. The 80 acre farm was surveyed on December 9, 2020, in accordance with the provisions of the Surveys Act of Alberta by Mohamed Mouallem, Alberta Land Surveyor, Registration No. 969. The Plan he prepared shows a Subdivision Survey of part of C. of T. 862 077 746 within N.W. 1/4 Sec.7 - Twp.54 - Rge.16 - W.4 Mer.

We have a 2,500 sq. ft. Wood Arch Rib barn with a concrete foundation, which is perfect for a number of racehorses and a stallion, etc. It also has many possible different uses, including implement storage.

There is an underground waterline going from the well pumphouse next to the old farmhouse which goes south to the electric pump in the 2,500 sq. ft. barn. The waterline then continues to the automatic watering troughs in the seven large paddocks made of railway ties and 12" 2x6's. These seven large paddocks in the 13 acre parcel, as well as the half mile racehorse training track in the 66 acre (27 hectare) parcel, are clearly visible from aerial photographs which are available.
